Lakeshore Landing - American Fork
Project Overview
The Lakeshore Landing project was a comprehensive multi-family development consisting of four buildings situated on four adjacent lots. The project began with pre-designed civil drawings and established building massing, providing a solid foundation for our team to adopt an efficient and targeted approach.
In American Fork, di’velept worked with these building massings to design amenities and residential units ranging from studios to three-bedroom apartments, all connected by shared community spaces. The four- and five-story structures are designed to provide high-density housing while making the most efficient use of land. Collectively, the four buildings contain a total of 320 units, covering 311,960 square feet. Strategically placed amenities and building services enhance the living experience, offering residents stunning views of the mountains, including Mt. Timpanogos and Mahogany Mountain. The design incorporates a creative, layered structural approach to maximize sunlight and enhance views for the residents.
This project showcases di’velept as a leading architecture firm in Salt Lake City, highlighting our ability to optimize a pre-planned and approved site layout, design efficient floor plans and units, and creatively use standard building materials to enhance our designs while staying within budget. Our primary goal with this large multifamily project was to align with the client's vision, incorporating design elements that ensure a more appealing, functional, and well-developed outcome—all while adhering to budget constraints.

About the Design
Design Schedule
di’velept established a timeline with the goal of submitting building permits to the city before July 1, 2023, when the Utah code would be updated to the 2021 standards. Initial discussions about the project began in June 2022, with schematic design commencing in January 2023. Final construction documents and permit drawings were completed by April 2023, which was an exceptionally aggressive schedule for four distinct buildings. di’velept successfully met this deadline, preparing for submission ahead of the crucial date. However, despite our efforts, external factors prevented the project from being submitted before the new code took effect. Consequently, at the client's request, we revised the four buildings to comply with the new code. The final drawings were promptly completed and ready for resubmission.
Project Description
di’velept worked with the client for a very clear sense of desired amenity spaces across the four buildings. The primary objective of the Lakeshore Landing project was to achieve optimal efficiency. With a well-defined vision and specific requirements for each of the four buildings, di’velept’s role was to meticulously translate this vision into reality within the given constraints, prioritizing functionality, aesthetics, and sustainability. Each building was designed with an emphasis on maximizing spatial efficiency and enhancing energy performance, aligning with the client’s goal of delivering cost-effective yet inviting living environments for both residents and visitors.
Architectural Design Services
Every project presents its own set of unique challenges, and this one was no exception. The complexity of the Lakeshore Landing project was heightened by its stringent timeline, the coordination of four distinct buildings, and the need to adhere to varied code requirements for each structure. Navigating the intricacies of multi-family design, di’velept successfully delivered three buildings of Type VA and one building of Type IIIB, all within a remarkably compressed schedule and ahead of the projected timeline. Our core objective was to align with the client’s vision while incorporating design elements that ensured a visually compelling, functional, and efficient outcome—all while adhering to budget constraints.
Although the massing of the buildings was pre-designed and approved, di’velept was entrusted with the design of the building moving into construction drawings. Our approach to the exterior design emphasized creating inviting and aesthetically pleasing entrances, enhancing the experience for both residents and visitors. A notable feature was the custom metal panel designed for the front entrance, which incorporated a graphic element reflecting a "Lakeshore" theme. This design not only unified the appearance of the buildings but also strengthened the buildings connection to the surrounding community. Additionally, to elevate the design quality, we introduced stone-wrapped columns at select porches. These elements not only improved the visual appeal but also contributed to the buildings' durability and long-term maintenance.
Internally, di’velept’s design approach was characterized by a meticulous attention to architectural detail and stringent code compliance. We concentrated on optimizing functionality and ensuring that all wall assemblies and spatial configurations adhered to the client's precise arrangements. This level of detail demanded exceptional accuracy, an area where di’velept excelled. Through close collaboration with specialized manufacturers and reps, we successfully met the requirements of both the client and code officials.
The attention to detail regarding life safety factors across the four buildings was both extensive and meticulous and really where di’velept shined. We addressed over a dozen complex wall assemblies and conducted a comprehensive code analysis for all four structures. In addition to the intricate wall assemblies required for life safety, we also meticulously designed ceiling assemblies and door details to ensure full compliance with regulatory standards.
Fitness Center Layouts
Fitness centers are a highly desirable amenity in multi-family developments, offering residents a dedicated space for exercise and wellness. A meticulously designed fitness center integrates a variety of equipment, including cardio machines and weight training apparatus, to accommodate a broad spectrum of fitness levels. The inclusion of such facilities not only promotes improved physical health and reduced stress but also enhances community cohesion by bringing residents together with shared wellness objectives. At The Lakeshore Landing, the fitness center is further distinguished by the addition of a refillable water bottle station, emphasizing both functionality and sustainability.
Clubhouse Layouts
The clubhouses were designed as multifunctional areas to accommodate a range of activities. They can also serve as coworking environments for the increasing number of remote workers. The clubhouses were thoughtfully designed as adaptable spaces to support a variety of functions, including hosting events and providing areas for relaxation. They are also configured to accommodate the needs of remote workers, offering a conducive environment for coworking. Each clubhouse features seating, a kitchen area, and entertainment amenities such as games and televisions. These spaces were designed by di’velept to enhance social interaction, strengthen resident relationships, and cultivate a vibrant community atmosphere. To ensure durability and minimal maintenance, di’velept selected high-performance materials specifically engineered for heavy use, ensuring that the clubhouses remain both functional and aesthetically pleasing over time.

Every successful project is the result of teams of talented people working together in order to make the project a success. The owners and stakeholder groups play a huge role in defining the goals and objectives of the project. It is their vision for what they want to accomplish that really allows us to be successful in our work. Architects and Engineers make up the design team that is responsible for planning out and documenting everything that goes into making a building. Once the project is fully documented it is then in the hands of skilled craftsmen and trade workers who make up the construction team that physically brings the design into existence.
